Ground Floor Extensions

In terrace-heavy areas like Balmain and Leichhardt, ground-floor additions preserve neighbourhood character while giving you the space you need. First Floor Additions

They’re popular in the Eastern Suburbs and Inner West suburbs like Hurlstone Park and Dulwich Hill, where land is tight and planning rules allow. These require more engineering and council navigation, but the space gain is substantial. We’ve completed successful first floor additions on properties with challenging orientations and heritage considerations.
Side Extensions
Side extensions are sometimes the solution when front and rear space is constrained. They work particularly well on corner blocks or where you’re adding a garage, carport, or additional bedroom. In Paddington and surrounding areas, side extensions must be handled carefully to respect streetscape character, but they’re absolutely achievable.

As Passive House Association members, we understand envelope performance, thermal bridging, and airtightness. Even if your extension doesn’t pursue formal Passive House certification, those principles deliver better comfort, lower running costs, and genuine long-term value. Properties in suburbs like Newtown and Marrickville, where sustainability-conscious buyers are concentrated, benefit significantly from this approach.

Our PAC Process — Clarity From the Start
We use a PAC Process — Paid as Consultant — for all pre-construction phases. Before committing to a fixed-price contract, we charge a daily rate to investigate your site thoroughly, develop detailed designs, and secure council approval. This separates good intentions from real feasibility.
The PAC phase includes site analysis and constraint mapping, concept design development with your input, council application preparation and liaison, heritage overlay assessment (critical in Inner West and Eastern Suburbs), structural and services coordination, and fixed-price contract preparation.
Once council approves and you’re confident in the design, we transition to the fixed-price build phase. You know the cost, the timeline, and exactly what you’re getting. The approach has prevented countless surprises on our projects in Bondi, Randwick, and Coogee.
Council Approval and Heritage Overlays
Sydney’s inner suburbs — particularly Marrickville, Dulwich Hill, Balmain, and Leichhardt — have heritage overlays that require additional assessment. The Eastern Suburbs also include heritage considerations in pockets like Paddington. It’s not a barrier; it’s simply a detail that needs proper handling.
We’ve successfully navigated heritage assessments on dozens of extensions. The key is early engagement with council and heritage advisors, good design that respects character, and clear documentation. What sometimes looks like a “no” in council’s eyes becomes a “yes” once the design intent is properly explained.
Living in Your Home During Construction
Most people ask: can we stay while building? The answer is usually yes, though it requires planning. Ground floor extensions generally allow families to remain upstairs and relatively unaffected. First floor additions are more disruptive — noise, vibration, and restricted access all come into play.
We minimise disruption through clear site boundaries and workspace management, scheduled work phases, dust and noise management protocols, and regular communication about milestones and impacts.
