Frequently Asked Questions

1. The PAC (Paid as Consultant) Process

The PAC (Paid as Consultant) Process is our pre-construction service that ensures your project is well-planned, cost-effective, and aligned with your vision before construction begins. You engage us as consultants to provide expert guidance, feasibility assessments, and cost planning. If you decide to proceed with Haiku Building for construction, your PAC fees are not deducted from the build cost.

The PAC Process helps avoid costly surprises by addressing design, budget, and timeline challenges early. It ensures you make informed decisions with clear pricing, realistic schedules, and materials that align with your sustainability goals. Waiting until the plans are completed, engineering design has been done and all council lodgments have been completed before talking to a builder is likely to end up with a design that is over budget and will need costly re-designs.

The cost varies depending on project complexity, but it’s a fixed fee tailored to your needs. Contact us for a detailed quote based on your specific project.

You’ll get expert guidance on design feasibility, a highly detailed proposal, material recommendations, sustainability advice, and a structured pathway to bring your project to life with minimal risk.

Once the PAC stage is finished, you’ll have a clear roadmap for your build. You can proceed with Haiku Building for construction or use the insights gained to explore other options. If you choose us, your PAC fees are not deducted from the construction cost as this is a stand-alone service.

2. Working With Haiku Building

Everything begins with our PAC (Paid as Consultant) Process. This is a pre-construction service where we assess your project’s feasibility, budget, and design before committing to a full build. It ensures you have a clear plan, realistic costs, and a well-thought-out design before construction starts. Contact us to book a consultation and see if your project is a good fit.

We specialize in:
  • Custom energy-efficient homes designed for comfort and performance.
  • Sustainable renovations and extensions, including Passive House retrofits.
  • Healthy home upgrades, focusing on materials that improve indoor air quality and reduce toxins.
If you’re looking for a builder who prioritizes quality, durability, and sustainability, we’re the right fit.
We don’t just estimate—we plan. Our PAC Process includes a detailed cost analysis, so you know exactly what to expect before construction starts. No vague allowances, no unexpected surprises. We also:
  • Identify cost-saving opportunities without compromising quality.
  • Recommend materials and design choices that balance performance and budget.
  • Lock in pricing where possible to protect against material cost fluctuations.
By the time we break ground, you’ll have a clear, fixed-price contract based on real numbers, not guesses.
Every project is different, but a rough guide is:
  • PAC Process: 6-26 weeks (depends on project complexity and town planning).
  • Renovations & Extensions: 3-6 months.
  • New Custom Homes: 9-12 months.
Delays often come from design changes or material availability, so we keep things on track by planning ahead and communicating clearly.
We keep you informed every step of the way. You’ll have access to:
  • Weekly site meetings and progress reports emailed every week.
  • A dedicated point of contact for any questions.

We believe in transparency, so you’ll never be left wondering what’s happening on site.

We work closely with your chosen architect, building designer, or engineer. If you don’t have one, we can recommend professionals who align with our building approach or to suit your projects needs. Our role is to bridge the gap between design and construction, ensuring your plans are meeting your expectations, your house will have lasting comfort, and its done so within budget.
